Your Super Early Bird rate is locked in at the time of booking and remains unchanged for as long as you stay with us.
In practical terms, depending on the residence and accommodation type you choose, your Super Early Bird rate is €50 to €85 lower per month than the standard rate. Over the course of a year, that adds up to €600 to €1,020 in savings, without changing anything about your accommodation, services, or comfort.

This is probably the question we get asked most often and rightly so.
Your Super Early Bird rate will not be re-evaluated by Ecla during your stay. If you move in during July 2026 at €779 per month, you will still pay €779 per month in January 2027, June 2027, and beyond, for as long as you stay with us.
The only possible adjustment is the annual rent indexation, applied in accordance with the French Rent Reference Index (IRL) published by INSEE, just as it is for any residential lease in France. This legally regulated adjustment applies equally to all Ecla residents, whether they benefit from a Super Early Bird rate or not. It does not affect the advantage of your Super Early Bird rate compared with the standard rate.
In short, your financial advantage is permanent. The only adjustment that may apply is the legally required annual indexation—just as it does everywhere else.
There are three simple reasons:
1. Your rate will only go up.
Super Early Bird rates are available only while eligible accommodations remain. Once the Super Early Bird inventory is sold out, the remaining units are offered at the standard rate—which is higher. By waiting, you gain nothing. By booking now, you secure the best rate available.
2. Your move-in date must be confirmed.
The Super Early Bird offer requires a confirmed move-in date between now and September 15, 2026. That’s the trade-off for the discounted rate: you commit to a move-in date, and we commit to your rate.
3. You’ll have more accommodation options to choose from.
Units available under the Super Early Bird offer are usually the first to be reserved. The longer you wait, the fewer choices you’ll have in terms of room types, floor levels, views, and orientations. Booking early doesn’t just mean paying less—it also means getting the accommodation you really want.
Super Early Bird rates are available on a selection of accommodations across all our residences, including studios, one-bedroom apartments, and coliving rooms at Ecla Paris Massy-Palaiseau, Paris Noisy-le-Grand, Paris Villejuif, and Geneva Archamps.
The price displayed on each accommodation page is already the Super Early Bird rate. There’s nothing to calculate and nothing to compare the price you see is the price you pay.
Availability is updated in real time on our website. If a unit no longer displays a Super Early Bird rate, it means that all Super Early Bird inventory for that accommodation type has been booked.
Your accommodation, services, and overall Ecla experience remain exactly the same as they would at the standard rate. The Super Early Bird offer is simply a pricing advantage—it does not mean a reduced experience. You’ll enjoy the same shared spaces, the same included services such as water, electricity, heating, and Wi-Fi, as well as the same access to Ecla events and community life. The only difference is that you’ll be paying less than those who book later.
At Ecla, residents who stay with us for more than 10 months automatically receive 50% off their 11th month. This benefit is available to all residents, whether they booked with a Super Early Bird rate or not and it naturally combines with your Super Early Bird savings if you decide to extend your stay. In other words, the longer you stay, the more you save.
Super Early Bird bookings are available as long as accommodations remain available at this special rate. To qualify for the offer, your move-in date must take place on or before September 15, 2026. Once the available Super Early Bird inventory has been fully booked, the offer will no longer be available and the remaining accommodations will be offered at the standard rate.
No. The Super Early Bird rate is only available for bookings with a confirmed move-in date between now and September 15, 2026. If your move-in date is scheduled after September 15, 2026, the standard rate will apply.
Your Super Early Bird rate is guaranteed for the entire duration of your stay. The only possible adjustment is the annual legal indexation based on the French Rent Reference Index (IRL). This adjustment is regulated by law and applies equally to all residents, without exception, whether they benefit from a Super Early Bird rate or not. Your Super Early Bird advantage remains unchanged compared to the standard rate throughout your stay.
No. Super Early Bird rates are only available on a selection of accommodation types across our residences. For example, one-bedroom apartments (T2s) at Palaiseau Extension, Villejuif, and Geneva Archamps are not eligible for the Super Early Bird offer and are available only at the standard rate. Eligible accommodations are clearly identified on their listing pages. If you do not see the Super Early Bird label on a particular accommodation, it means that unit is not eligible for the offer.
Yes. You can contact our team to arrange a visit to the residence and accommodation of your choice. Your Super Early Bird rate remains available during this time, subject to availability. As Super Early Bird accommodations are limited, we recommend booking as early as possible to secure your preferred accommodation and rate.
