Ecla Houses

Living at Ecla means taking possession of a unique place entirely dedicated to coliving, with shared spaces that exist nowhere else. When you choose Ecla, you’re sure to leave your mark on a truly international, multi-faceted community.

At Ecla, safety is a priority. Security personnel are present on campus 24/7. All our Houses are placed under video surveillance in compliance with the RGPD. Access to residences is impossible without an access badge.

Accommodation

Visits are possible at set times for each House. During visits, you’ll tour our show homes and common areas. It is not possible to visit the final apartment you reserve.

Your rent includes accommodation, hot and cold water, electricity, heating and Ecla services such as mailboxes, dishwashing kits and equipment loans. Ecla also provides free WiFi access to its common areas (co-working, the Agora, The Gym, the E-games, The Studio, The Factory, The Kitchen, the Cineboxes, the patios, etc.), not to mention the events program!

Each accommodation (except our Hostel in Massy-Palaiseau and our Mini-Studio in Noisy-le-Grand and Villejuif) includes pillows, comforter, draw sheet, crockery, cutlery, hob, microwave and fridge. See the details for each accommodation.

Yes, many of our apartments, especially our studios, are fully adapted for people with reduced mobility.

Our animal friends are adorable and we are always happy to accept them. However, it’s important to look after their well-being, as small spaces don’t always suit them. Let’s adopt the right behavior and respect the spaces shared with other residents.

Security deposit

For stays of 3 months or more, there is a fixed application fee of

  • 600€ for our Houses Ecla Massy-Palaiseau and Ecla Noisy-le-Grand
  • 700€ for Ecla Villejuif House

If you’re in employment: A guarantor is compulsory if you don’t have a permanent contract, if you’re still on probation, or if you don’t earn 3 times the rent. Thanks to our partnership with Garantme, you can obtain a moral guarantor. As a working person, you will need to have savings of 6 times the rent to be eligible for this guarantee.

If you are a French student: The guarantor must earn 3 times the rent. Thanks to our partnership with Garantme, you can obtain a moral guarantor.

International students: To obtain a guarantor, you must go through our partner Garantme, unless you have a physical guarantor. In this case, please refer to the “French students” section above.

Depending on your profile, different supporting documents are required.

You are a student, researcher or doctoral student:

  • Valid ID Card or Passport if outside the EU or Residence Permit
  • VISA (if outside EU) – for stays longer than 3 months
  • Proof of schooling, hosting agreement, internship agreement, professionalization/apprenticeship contract
  • RIB for SEPA direct debit

 

You are an employee :

  • Valid ID Card or Passport if outside EU or Residence permit
  • VISA (if outside EU) – for stays longer than 3 months
  • Last 2 pay slips
  • Last tax notice
  • RIB for SEPA direct debit

 

If you are an auto-entrepreneur, self-employed, freelance or company director:

 

  • Valid ID Card or Passport if outside the EU or Residence permit
  • VISA (if outside EU) – for stays longer than 3 months
  • KBIS extract
  • Last 2 balance sheets (only 1 is required, accompanied by an accountant’s certificate showing annual income)
  • Last tax notice
  • RIB for SEPA direct debit

 

Other :

  • Valid ID Card or Passport if outside EU or Residence permit
  • VISA (if outside EU) – for stays longer than 3 months
  • RIB for SEPA direct debit

You can choose between a moral guarantor (GarantMe or GLI Studapart) or a physical guarantor domiciled in France for tax purposes.

 

Your guarantor is an employee or civil servant:

  • CNI or Passport if outside the EU or Residence Permit
  • VISA (if outside the EU) – for stays longer than 3 months
  • Last 2 pay slips
  • Last tax notice
  • RIB for SEPA direct debit (if paying rent)

 

If your guarantor is self-employed, a freelancer or company director:

  • Last 2 balance sheets (only 1 is required, accompanied by an accountant’s certificate showing annual income)
  • KBIS extract
  • Last tax notice
  • RIB for SEPA direct debit (if paying rent)

To make a reservation, follow the pre-booking procedure on the website. A member of our team will contact you within 24 to 48 hours to finalize your file.

Yes, an Ecla resident is entitled to housing subsidies. The amount depends on your personal situation. To submit your application to the CAF or run a simulation, please check the boxes below:

  • Zip code: 91120 for Ecla Massy-Palaiseau, 93160 for Ecla Noisy-le-Grand, 94800 for Villejuif
  • You live in : “Apartment or house” (or “room” if sharing)
  • You are : “Renting”
  • This accommodation is rented furnished : “Oui”

Please note that CAF eligibility depends on your type of contract: you are eligible only for a residential lease.

Ecla does not accept the Visale guarantee, but accepts the Garantme guarantee.

Yes, simply contact the House reception to request proof of address.

Fee details: 

  • Up to 7 days after booking: No fees.
  • Up to 1 month before the scheduled entry date: 50% of the administrative fees charged.
  • Up to 15 days before the scheduled entry date: 100% of the administrative fees charged.
  • Up to 7 days before the scheduled entry date: 100% of the administrative fees + ½ month’s rent charged.
  • Beyond the scheduled entry date: 100% of the administrative fees + 1 month’s rent charged.

Cancellations due to visa refusal must be made in writing and accompanied by proof of refusal: 

  • Free cancellation due to a visa refusal up to 15 days before the scheduled entry date.
  • Between 14 days and the scheduled entry date: full refund of the security deposit and one month’s rent – 100% of the administrative fees charged.
  • Beyond the scheduled entry date: full refund of the security deposit – 100% of the administrative fees + 1 month’s rent charged.

Living at Ecla

Check-ins (and check-outs) are by appointment only, Monday to Friday, 9am to 5.30pm (except Fridays at 4.30pm). Don’t forget to bring a valid multi-risk home insurance certificate with you for your entry inspection. We will not be able to hand over the keys without this document.

Ecla is smoke free campus. For health and safety reasons and out of respect, we kindly ask you to respect the campus no smoking policy and use designated smoking areas (the patio and forecourt). If your apartment requires cleaning or paint work at the end of the year due to smoke damage, you will be charged accordingly.

If you have chosen the extra linen option to change your sheets and towels, just take your dirty linen down to the Local Linge, near The Laundry, during the opening hours shown on the door.

Download the Ecla app to enjoy all of the services on offer: book the Cinébox or music studio, order some burgers or even open the door with your smartphone.

If you wish to receive a letter or parcel at the House, you must make sure your accommodation number is included in the address. Each housing unit has a numbered mailbox, which is locked with a code that you’ll be given when you move in.
If you receive a parcel, it will be delivered to a Colibox. You’ll receive a notification via the mobile app, that you can go and collect it.

Coliving members are welcome to receive visitors. All you have to do is tell the receptionist when you arrive. Coliving members can also offer their loved ones a discount on a short stay at the Maison.

You can hire a 32” TV screen, book a cleaner, hire a storage locker or even rent an indoor or outdoor parking space. You can order any of these services on the Ecla app or by asking at the reception of the House for more information.

Rent is paid by direct debit.
The rent must be paid before the 6th of the month. If the rent is not paid by this date, the litigation service sends a free initial reminder. The second reminder is sent on the 16th of the month and is charged at €10. A formal notice is then sent on the 26th of the month by registered mail at a cost of €30 payable by the tenant.

Leaving already?

To terminate your contract, please bring your letter of notice directly to Reception during opening hours, or send it by registered post with acknowledgement of receipt to Ecla’s address (email requests are not valid).

Notice means that you are financially committed until the end of the notice period. The notice period is 1 month for all our contracts.

The legal deadline for reimbursing the security deposit is one month, starting from the end of the notice period (provided that the inventory of fixtures on departure is identical to the inventory of fixtures on arrival). If a re-billing is necessary, the legal deadline for reimbursement can be up to 2 months.
